Our team worked with ownership and identified an opportunity to build the Related Companies first residential property in Washington D.C. Recognizing the consumer demand for luxury living and lack of available options, we set out to develop a distinctive property that would not only surpass existing standards but also act as a catalyst for future developments. The chosen site, in the Capitol Riverfront neighborhood, presented a canvas for innovation.

Goal

Create "One Hill South," the first-of-its-kind luxury residential building in Washington D.C.. The aim was to set a new benchmark in terms of design, amenities, and rental rates, bolstering Related Companies' reputation as a leader in high-end real estate development.
